Woodstock Ingersoll Tillsonburg & Area MLS® home sales flat in May; new listings surge to new monthly record

The number of homes sold through the MLS® System of the Woodstock Ingersoll Tillsonburg & Area Association of REALTORS® totaled 167 units in May 2025. This was nearly unchanged, down only 0.6% (one sale) from May 2024.

Home sales were 14.9% below the five-year average and 17.1% below the 10-year average for the month of May.

On a year-to-date basis, home sales totaled 662 units over the first five months of the year. This was a decrease of 11.1% from the same period in 2024.

“While home sales remained virtually unchanged year over year, May marked the most active month since last fall. The real momentum was on the supply side, with new listings surging, setting a new monthly record and an all-time single month high,” said Cassandra Benard, President of the Woodstock Ingersoll Tillsonburg & Area Association of REALTORS®. “As a result of this influx, the number of available homes climbed to the highest level since October 2024. With new listings outpacing sales by a 2.5 to 1 margin, market balance shows buyers are firmly in the driver’s seat.”

The average price of homes sold in May 2025 was $593,868, a moderate decrease of 8.3% from May 2024.

The more comprehensive year-to-date average price was $628,615, declining by 4.6% from the first five months of 2024.

The dollar value of all home sales in May 2025 was $99.2 million, dropping 8.9% from the same month in 2024.

The number of new listings was up by 17.1% from May 2024. There were 418 new residential listings in May 2025. This was the largest number of new listings added for the month of May and was also the highest number added for any month in history.

New listings were 16.7% above the five-year average and 32.3% above the 10-year average for the month of May.

Active residential listings numbered 728 units on the market at the end of May, an increase of 19.1% from the end of May 2024. Active listings haven’t been this high in the month of May in a decade.

Active listings were 58.1% above the five-year average and 71.1% above the 10-year average for the month of May.

Months of inventory numbered 4.4 at the end of May 2025, up from the 3.6 months recorded at the end of May 2024 and above the long-run average of 2.3 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
