Woodstock Ingersoll Tillsonburg & Area Association of REALTORS® MLS® home sales soften in March, new listings remain strong
The number of homes sold through the MLS® System of the Woodstock Ingersoll Tillsonburg & Area Association of REALTORS® totaled 107 units in March 2025. This was down sharply by 21.3% from March 2024.
Home sales were 39.8% below the five-year average and 42.4% below the 10-year average for the month of March.
On a year-to-date basis, home sales totaled 324 units over the first three months of the year. This was a substantial decrease of 19.2% from the same period in 2024.
“With much uncertainty surrounding the implementation of broad-based tariffs and the announced 25 percent automotive duties that came to pass in early April, homebuyer sentiment was tepid in March as prospective buyers stayed on the sidelines despite motivated sellers listing in force,” said Cassandra Benard, President of the Woodstock Ingersoll Tillsonburg & Area Association of REALTORS®. “While the new automotive tariffs introduced at the start of April will solely affect vehicles and auto parts that do not comply with CUSMA, the broader industry, and via passthrough the local economy, is expected to feel the impacts of these new trade restrictions. As long as these tariffs persist and concerns about potential future trade restrictions linger, prospective homebuyers are likely to remain cautious about purchasing a home.”
The average price of homes sold in March 2025 was $611,258, a moderate decrease of 8.7% from March 2024.
The more comprehensive year-to-date average price was $647,114, edging down 0.6% from the first three months of 2024.
The dollar value of all home sales in March 2025 was $65.4 million, a sharp decrease of 28.2% from the same month in 2024.
The number of new listings was up by 28.9% from March 2024. There were 317 new residential listings in March 2025.
New listings were 7.8% above the five-year average and 20.1% above the 10-year average for the month of March.
Active residential listings numbered 621 units on the market at the end of March, a substantial increase of 30.7% from the end of March 2024. Active listings haven’t been this high in the month of March in a decade.
Active listings were 71.5% above the five-year average and 74.4% above the 10-year average for the month of March.
Months of inventory numbered 5.8 at the end of March 2025, up from the 3.5 months recorded at the end of March 2024 and above the long-run average of 2.3 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
